The best homes are quiet
The finest properties in this state change hands without ever reaching a public site. Not because anyone is hiding something, but because the owners were never trying to sell. They were simply willing, at a price.
Private registry · By invitation of the owner
Quiet Homes is a private registry for Minnesota. Homeowners who are not selling tell us the price that would change their mind. Verified buyers register what they are looking for. When the two meet, one phone call happens. Nothing is ever published.
No listing. No sign in the yard. No obligation of any kind.

Naming a price costs a homeowner nothing. It is not a listing, not an agreement, and not a commitment. It is a quiet standing answer to a question that would otherwise never get asked.
03
There is no browsing here and no gallery of homes. Every match is made by hand and delivered privately. That is the only way a homeowner would ever agree to take part.
Both are free, both are private, and both take under three minutes.
For homeowners
Tell us the price that would make you seriously consider selling. Then forget about it. If a verified buyer ever meets that number, you get a call that starts the conversation.
Takes about two minutes
For buyers
Register your criteria and verify your funds. You will be told the moment a homeowner in your area names a number you can meet, before anyone else knows it is available.
Takes about three minutes
Four steps, and the homeowner controls every one of them.
A homeowner privately names the price that would move them. It enters the registry and gets matched with potential verrfiied buyers.
Buyers document their funds before they are told anything. Unverified buyers are never counted or matched.
One private conversation with the homeowner. Never an email blast, never a listing, never a public post.
If they say no, nothing changes and nothing is disclosed. If they say yes, representation is arranged properly from there.
Most companies that use the word are describing a setting. For Quiet Homes it is the entire structure of the business. There is nothing to browse because there is nothing published, and there never will be.
“I was not selling. Then someone told me a number.”
The most common story in luxury real estate
No. Registering a number is not a listing and does not create one. No listing agreement is signed, nothing is submitted to the MLS, nothing is advertised, and no sign goes in your yard. Registering also does not authorize anyone to offer your home for sale to anybody. If you eventually decide to sell, that is a separate conversation with its own paperwork, entirely on your terms.
No. Registering creates no agency relationship on either side. Minnesota law requires that you receive an agency relationships disclosure at first substantive contact, and the actual disclosure form is linked inside both registration forms and you sign it there. If you later decide to move forward, representation is established separately in writing, with all required disclosures provided beforehand.
A short, honest summary of the verified buyers currently searching your neighborhood and how their budgets compare to your number. If there are none, we tell you that too. It is drawn from real registered buyers with documented funds, not from an estimate or an algorithm.
Then nothing happens, which is exactly the point. There is no downside to naming an ambitious number. Many homeowners deliberately name a figure they could not say no to, and some of them are surprised when they get the offer. If you need assistance setting the number, your advisor is always there to build your confidence.
Because a homeowner who is not selling will only take one phone call seriously, and only if the buyer behind it is real. Verification means documentation of your ability to purchase at your stated number, and that is all it means. A lender pre-approval, a bank or brokerage statement, or a letter from your attorney or wealth manager all satisfy it equally. Every financing type is treated identically, including FHA, VA, USDA, and down payment assistance. The type of financing is never used to rank or prioritize buyers, and the same standard is applied to every applicant. Also, fraud is real. We verify approvals or funds vigorously to ensure only true buyers make the registry.
Nothing, on either side. There is no subscription, no registration fee, and no charge for a demand report. If a registered home eventually sells through a match, that transaction is handled under a normal, separately signed representation agreement with commission disclosed up front.
Registrations are accepted from anywhere in Minnesota. Active matching is concentrated in the Lake Minnetonka corridor and the west metro, which is where the greatest number of verified buyers are searching today. If your home is elsewhere in the state, your price is held privately and you are contacted the moment a verified buyer is searching your area.
It takes two minutes and commits you to nothing. The worst outcome is that you learn what your street is actually worth to someone who can pay for it.
